Well, after seeing 20 houses in three states over 5 days, battling an ice storm, cancelled/delayed flights, a slip over a week ago that I am still hurting from, we have found a single potential good prospect, which we are putting an offer in on, contingent on the inspection not turning up anything major, iykwim.
80 acres. 3200+sq ft. Outside of Sallisaw, OK/Ft Smith, AR. Far enough out to be :out: but only about five minutes, tops, to the only Catholic church in reasonable driving distance. Five bedrooms, 3 baths, and the fifth bathroom is the only one upstairs, and it is HUGE--and with the attached bath, will make a WONDERFUL schoolroom....
This house/property could easily be "it". It does need some work (its a foreclosure property). Its been put under contract a few times, but apparently it has always fallen thru on the financing. We're hoping that the owners (the bank) will accept our first offer and won't make us negotiate and negotiate about it. Cause DH REALLLLLLLY wants this place. And its been on the market for over a year now, so they will have to be more than ready to get it off of their books, iykwim.
But I can sure use some prayers--selling this house, getting that one...a good inspection...ykwim.
PLEASE PLEASE PLEASE pray for us over this weekend/early this next week, if you think of it...
I got home yesterday afternoon and have spent the last 24 hrs hurting from my neck and shoulder injury from my fall....and figured I ought to come on here and give you all an update...and ask for more prayers...
Thanks, ladies...
Rachel

Update:
PLEASE PRAY HARD RIGHT NOW! We have an investor coming to look at our current home, and we'd really like to have him offer for it, enough to pay it off (and maybe a little above that, even) and so we can get out of this one asap, so we're not making two mortgage payments!
Thanks, folks--no news yet on our offer out there in OK
Rachel

Well, the investor liked the place--we are tentatively hoping for a "here's your money" this week (dh told me the investor asked how we wanted the money, in a suitcase full of small bills, or a check. I told DH that the suitcase would be nice, since it wouldbe kind of neat to have the opportunity to roll around in some cash once in my lifetime--and this would save us the trip to Vegas! LOL
Anyway, please keep up the prayers. We faxed the signed offer paperwork back to our agent this morning, which means that the bank will likely not get it til later this afternoon...and so we won't likely hear anything til at least Wednesday, if not later in the week (unless it is a flat-out NO, in which case, it will be a matter of moments--since the agent will have to calm them down from laughing...sigh).
We're holding off on the inspections til after we get the offer amount pinned down somewhat, so that if we cannot agree on a reasonable price, well, we won't be out the $$ for the inspection. Ykwim.
But please keep praying for us thru this week...I'll keep you updated as things progress.
Rachel

The sellers agent now has our offer. We'll likely hear something tomorrow afternoon/evening. PLEASE PLEASE PLEASE pray hard for the next day or so...
I'll update you all as things progress. I do know that the previous offers (have all fallen thru due to financing problems) were higher than ours--but A)they were all a good while ago, and B) I don't know HOW much higher they were...but I'm hoping not TOO much higher...
Please, keep praying for us...needless to say, the nerves are a bit frayed...every time the phone rings...welllllll, ykwim...
Rachel

okay--first offer they countered with 219. Well, its down from 227...but we'd offered 150.
So, we re-offered at 165. Hopefully, we can get it for under 190. I know that this is the way "the game" is played. But we didn't negotiate on this house we're in now--we bought it for the listing price cause we just wanted to get a house pronto. And it's been over 11 yrs since we bought this one! LOL. And, honestly, I was 22, and didn't know JACK about things. SO now I'm 33, almost 34, and know a bit more about the way the world works. I'm trying to remain optimistic.
We're doing the negotiations via phone now, rather than faxing. When we get something firmed up, we'll write up another contract, so we can stop with the back and forth, back and forth, with faxes, if we're never going to come to an agreement....kwim?
So please, keep us in your prayers--family rosaries, mass intentions, anything and everything possible you can throw up for us! A quick "pray for them, St Joseph!" I've been "hitting up" all of the patron saints of ours and the dc (St Gianna, St Monica, the Blessed Mother, St Katharine--ALL of the St Katherines!--St Helena, St Sophia, St Charles Borromeo, St John the Evangelist, St Dennis, St John Vianney, St Thomas Aquinas, St Robert Bellarmine, St David, St Michael the Archangel.....you get the idea...lol).
So, ANY prayer, even a small one to your patron, guardian angel...would be a big help...
TIA
Rachel

Thanks, Stef...
We didn't hear anything more tonight. SO hopefully, they are thinking it over...
But then again, COB was likely 5, so we won't hear anything til tomorrow.
We got the phone call from our agent just before 5 her (CST) time, just before 6 for us.
But there is hope...
Rachel (who figured that they wouldn't take the first offer, but still...)
