We have gotten word that we will be getting an offer on our house. This is our first offer and we are very excited to have someone to work with. It seems like a great situation with very strong buyers. Please pray we can come to an agreement on a price that is financially doable for us. Thank you for your prayers. We got the offer it is too low for us to accept. We are likely going to counter and hope we can get into a range that we can afford. Please pray for this process, that greed does not overtake anyone.

Thank you for your prayers. I am feeling completely bruised and battered this morning and we haven't even given our counter offer yet. I am so discouraged; I feel some people in this process are trying to take advantage of us and we have no way to stop it. I feel like we are completely out of our league. I couldn't sleep last night Now I need to offer all this up.

Praying for you today! I am right there with you! Be strong to stay at the price where you and your DH need to be. . . Don't let the potential buyers out there beat you up. It is only a "buyers market" if we sellers let it!

Now that was my pep talk! Trust me I am not talking down to you - because I am right there with you. I am getting low ball offers (even my realtor told me to take the last one!). I felt defeated, bruised. But God gave me strength - I am standing my ground at MY price. The price I will not go lower then! If people really want your house (and mine) then they will meet OUR price. Kind of funny that the people who offered on my house (and now keep coming back with the SAME lousy offer) are said to "really love my house". Like, they think that will tug at my heart strings and make me GIVE it to them for $100,000 lower then we BOUGHT it for (true - that was their offer!). If they love my house - they will pay my price, which is not only fair, but is quite low (we will still be losing money!).

So I pray God's strength for you. Know that the worst thing that will happen is that they won't take your counter and they will walk. Trust me, if they walk that is a good thing - because they are the type to be ruthless after the inspection in what they ask you to repair!

Thanks for your kind and wise words, Barb. We countered at a price that was firm, totally reasonable and that worked for us. They came back with another low ball offer and we just reiterated that our counter was firm. So, if they really want it they will give it to us. Otherwise, they will have to look elsewhere.

Good for you! The last offer I dealt with kept coming back with a low ball - I mean like 6 times! Finally told my realtor not to tell me about any "offers" from them unless it was at the price I want - and when their house was under contract (you got it - their house isn't even on the market yet!?).

When I get all tied up in knots over this process, I need to come back to statements like this. Sometimes I have clarity and I remember this, but other times I torture myself (and my poor family) before I regain my sanity and remember this. Thanks for the reminder

Just thought I would chime in and say that I'm with you! Our house has been on the market for almost a year now and we've yet to have one offer.

Hope we can make it happen before the school year starts. Doesn't help that our NEXT DOOR neighbor has a pit bull in their not fenced FRONT YARD (has an electric collar on it, but who cares...it's a pit bull...no one wants the possibility of their kid or pet walking in that yard) AND the rest of the neighborhood lets their HUGE dogs run around the neighborhood. Our realtor says she had real potential with a buyer up until the point where the neighborhood dogs ran into the yard and started barking at their 3-year-old. We don't live there anymore and when I stopped to check on the house yesterday there was a substantial crack in the front porch window, so that's just something else for people to complain about. Agh!

Anyway, totally feel the pain and adding my prayers for everyone in the same boat. We have a precious little wiggle room on the price. Most of the people who look at it can't even qualify for credit, so we don't even get an offer because they skipped to like step #4 when they're really just wasting their time, mine and the realtor's.

Novena to St. Joseph going strong. Thinking about asking St. Francis for some charitable animal control since all my ideas at this point are anything but that.
