We may have a buyer for our home! We received a proposed contract tonight and we hope to finalize the terms of the deal tomorrow. Our house hasn't been on the market for very long and we've had a lot of activity, so we feel very blessed that we've progressed to this point as quickly as we have. We have a contract on another home already, so it's a matter of ironing out all the details on both transactions and getting it all done by the time our buying wants to move in...by mid-May.
Please pray the transactions proceed smoothly and we all handle this transition gracefully...

Updating -- we have progressed through the inspection phase of our negotiations. Our agent is coming over this afternoon at 4pm to go over the repairs our buyers are requesting we make. Their agent has said none of them are deal-breakers. However, I in my weakness am feeling quite anxious about needing to make repairs in this 80+-year-old house. No repair we have ever done in this house has proceeded smoothly, which is part of the reason we've felt the need to move.
I take some comfort in the fact the buyer requested that a 'sale pending' sign be added to our real estate sale sign in the front yard...

Patty -- definitely praying to St. Joseph for you. He did a GREAT JOB for us; we're closing on Wednesday....
USUALLY folks buying an old house, expect things to not be perfect and will not be overly hard on the inspectors' remarks (which can be amazingly detailed -- I wished we had had the inspector our prospective buyers have!)

Hey Patty,
Somethings we've learned along the way is that there are many ways to approach repairs. On one house we put a $500.00 cap on all repairs. We've also sold "as is" except for any repairs that were required by local/state law. Somtimes you can drop a sale price by the amount estimated for repairs (be sure to get several estimates.) Especially with older homes, it is unreasonable to expect a bunch of repairs. Hopefully your agent has shared this (and maybe other options) with you.

Updating again: We've met with our realtor and in the end proposed to the buyer that we give them a credit in a set amount, at closing, to cover the items that were listed. We'll see what they say. Thank you for all your prayers.
Could you please also pray for me? I'm really struggling with anxiety that this transaction will close. We felt such relief when we made the decision to move I'm finding I am getting very attached to the idea that we will be living in a newer house soon. Last night I was reading and happened across a Bible verse where Jesus said something to the effect that some sins require both prayer *and fasting before they can be cast out. I'm beginning to believe I may have a long fast ahead of me. Anyway, thank you so much.

Tonight we cleared up all remaining contingencies related to repairing the house. Now I need to put my head and get this house packed...in about 2-1/2 weeks!
