We have a home appraisal today at 10:00 a.m., photos outside and inside our home.
Please pray that our appraisal will be fair and fitting for refinance. (AZ has been hit especially hard by the housing crash and appraisals are tight  .)
My dh has been working very hard on this refinance and this would be a big financial help to us.
God's will be done and I offer up my prayer today for all members and friends who are dealing with suffering related to housing. God is Good, all the time!

Praying that your appraisal goes well and gets the results you need. It is kind of a white-knuckle experience when someone is looking over your house as critically as an appraiser does.

Thanks so much for your prayers . The appraisal came in low . We hope to try again in a year. I'll be back then for more prayers  .
It seems that this is very common right now for banks to accept application fees then not come through with loans, based on low appraisals. Oh well. The market here is such a mess. Seven years ago we purchased our home at value X. Three years later we reappraised at almost 2X (the glory days  . ) Now we're at .66X . Praise God from whom all blessings flow...and for prayer warriors and friends to help weather this storm.

Oh Angie, So sorry things didn't turn out as you'd hoped. If it's any consolation, things seem to be that way all over. When we sold my mother's home, after she passed away, the appraisal came it around half of what she had been quoted only a couple years before. We also had a similar experience as yours when trying to refinance. Take heart, God always provides! Remember the lilies of the field and the lowly sparrows!
