The inside is very dated. When you walk in the front of the house (the right side of the picture) you are met with stairs that go up to the 4 bedrooms. When you look to your left you see the eat in kitchen area and then kitchen behind that. To your right is a sititng room with a fire place (with orange carpet!!!!) Behind the living room is the formal dining room with blue carpet. I told you it needs updating.

Behind the kitchen is a hall that spans the porch area of the picture. There is a mud room and bathroom and then back stairs going up to the room above the garage which I am thinking will be our homeschool and family room. It is HUGE!!! There is another hallway from the family room to a bathroom and then on the other side of the bathroom (there are doors on each end) are the 4 bedrooms.

The bathrooms all need updating as well. The toilets and tub are brown but in o.kay condition. The counters in the kitchen are bright 70's orange. The cabinets, while not my style, are in good condition and look good with the style of the house. I may change or add new cabinet fronts at some point.

The basement stairs are under the area where the stairs go upstairs... between the kitchen and formal dining. When you walk down the stairs to your left is a small room with a huge closet with shelves. This could be another bedroom or a homeschool room, but I've been told the basement can get kind of dark and might not make a good homeschool room. To your right is an open area for a small family room and another area with hook-ups for a kitchen (fridge and stove). The cupboards would need to be replaced. There is a large furnace room and toilet and then another longer room that could be an exercise room.

The room above the garage is huge... it is the family room although I think we will be dividing it in half and adding a closet for a master bedroom at the back of the room and then maybe putting the homeschool room in the front half.

I don't know... there are so many rooms I just don't know what to put where. I guess that can be a nice problem to have, but its keeping me awake at night trying to figure out where to put everything.

Because the home is a forclosure we don't know if the septic and well are good. From what we can tell from the County office the septic was replaced in 1998. The porches have some log damage and need to be rebuilt and there are a few logs inside that need some work. Not structurally. We are aware of the cost of the well and septic if they would need to be replaced and have the equity in our current home to fix that. Plus we have the sale of a semi that could go towards that as well.

When we first looked at the property last fall is was $229,000 and we bought it for $107,000! So for the square footage, acreage and cost I think we got a great deal even with the work that needs to be done.

Theresa, The home looks wonderful! With that much square footage have you considered adding wood heat to cut down on heating costs? Just a thought that may be worth considering. The big room over the garage will be a dream come true for homeschooling! May the Lord bless you and your family in your new home!

I would say you got QUITE a bargain and a beautiful home for your family. Updating/fix-ups are needed almost in any home you buy as you make it your own anyway, plus there's always something that falls apart that you weren't expecting (yes, we moved recently and I'm speaking from experience).

I can't see it, but it sounds lovely...well, potentially, once you get it decorated to your own tastes...

We're looking at a couple of other places this next week--the one we liked in Sallisaw, OK has gone south on us (they weren't willing to negotiate too much, and we just couldn't afford it). I'll have to fly back out and look some more...not fun, really, but its either I do it, or DH does...and he's afraid to buy a house I don't like...lol. He likes the lots, he's happy. LOL...

Anyway, I am really really glad for you--just wish I could see the pictures!
