We've put in an offer on a house, and are prayerfully hoping that this is finally the place for us. 4 years of farm-hunting, please God, is coming to an end.
Will you pray with us that our offer will be accepted?

Thanks everyone. Especially to MaryM, who has managed to get that song stuck in my head.
We've been weeding out in anticipation, and I've begun crocheting a tablecloth.
We're not a little bit nervous about the current state of the credit industry. Did you know that you get a lower credit score if you *don't* use credit cards? Goodness sakes.
We're going for an Ag loan, which is a little bit involved. We have to submit a farm plan. It's just like getting a business loan.

Really, truly. I couldn't believe it at first. And then I decided that the whole credit scoring system is a scam to get you to take more than you can afford, then slam you when you really need the credit. It is, after all, set up by the big three credit agencies.
When did I become so cynical? Fortunately, the Ag Finance sector seems to be a little more realistic, at least in our experience so far...
And I put another picture up from the farm today. I have to get up there and take some more of my own. In the meantime, I'll maybe put some of the ones I have from the realtor.

Using a credit card isnt' the only way to establish credit, but it is one of the most direct ways for consumers to do so and is heavily used by lenders. I may not agree with the system, but once a consumer discerns a need for borrowed money and accepts the privilege of a loan, it is reasonable to need to proove our ability to manage our finances. Credit cards, when used for this purpose, can be a direct way to do this.
Can you tell I've been thinking about this within our own family regarding my teen?

But I think it's incredibly stupid to feel pressure from credit agencies to take out consumer credit just so that you can prove your credit worthiness. When a family discerns that it is wise to keep away from unneccessary credit, they should be rewarded, not penalized.
One other thing that can negatively affect your FICO is closing accounts that have been paid off. Apparently, it's better for your credit score to pay the annual fee for a card you no longer use than to close the account. Sheesh.
One more way the credit industry keeps the gravy train going. I'm sure I don't understand. I'm glad we don't need to do this very often. I refuse to buy into that consumer mentality - even to get a house. I hope that we can find a way to help our children move around it when it's their turn to buy a house.
An update: It looks like our seller is willing to partially finance us, which means that we don't need to come up with as much down. It's been OKd by a lender to finance this way, so we're feeling much better about the whole thing. It gives us more start-up cash for the farming operation.
But we don't have a done deal yet. As soon as we have a P&S, we can let folks know that our CSA is a go at the new location. CSAs are in high demand here. We have an opt-in mailing list of 317 families. We can only accommodate between 35 and 50 this year. We've already sold a few shares in advance of next season, so that's encouraging, too.

Our agent has presented the offer to the seller, but not in 'official' form - just an email message. There has been no outright rejection, which is encouraging. She also contacted an Ag finance agent she knows who thinks that our financing plan looks do-able.
We have to formalize everything (i.e. fill in a lot of forms, sign the bottom lines, and hand over some checks), and then wait...
